Letting residential property can provide an excellent solution to a wide variety of situations. You may be unable to sell your home due to adverse market conditions, but want to cover the outgoings. It could be that you want to have more flexible pension arrangements, which can be under your control rather than that of a fund manager. It could be that you have, or want, a portfolio that provides your income. Whatever your motivation, there are many things to consider, but only one thing to do, call Newgate Residential.
The first thing to do is to have the property valued for rental purposes, at which time you will also be advised of the costs of the letting package you choose. We will then take care of marketing to find you a suitable tenant, preparing the Energy Performance Certificate if it is required and an inventory. We can also arrange the appropriate Gas safety certificate. Some of these services have a separate charge, which we will advise before work commences.
When the tenant is found we then take references using the services of a professional company, and subject to them being satisfactory, arrange for the tenant to pay the agreed deposit and rent, and sign the tenancy agreement. In some cases it may be appropriate to take a holding deposit from the tenant, subject to the agreement of both landlord and tenant.
Should you wish we can then completely look after the tenancy which involves us collecting the rent, dealing with repairs to agreed budgets, making inspections and then finally seeing the tenant out and checking the property for damage to assess the return of any performance related deposit.
We also offer a service which involves us marketing the property, finding the tenant, taking references, collecting the first rent and deposit and signing the tenancy agreement. You as the landlord would then be responsible for holding the deposit for the term of the tenancy in an approved protection scheme, and the day to day management of the tenancy.
We have maintenance teams ready to deal with repairs quickly and cost-effectively, so that problems that could affect rental income are not allowed to escalate.
